Living & working in Nicholtown, Greenville

Nicholtown is a 390-acre neighborhood in Greenville, South Carolina, located approximately 1.5 miles from the downtown core. Originally subdivided in the 1870s, the community’s early population included newly freed enslaved people who established a self-sustaining residential area. The contemporary housing stock consists of a mix of single-family structures and multi-family units. This includes renovated mid-20th-century bungalows and ranch homes, 1970s-era apartment buildings, and newer construction. Following municipal and federal revitalization grants in 2005, developers built additional Craftsman-style single-family homes, Colonial-style houses, and townhomes. For outdoor recreation, residents have access to Green Forest Park and the adjacent Cleveland Park, which features the Greenville Zoo, the Rock Quarry Garden, and the Vietnam Veterans Memorial. The neighborhood also provides multiple access points to the 22-mile Swamp Rabbit Trail, including the Baxter Street and Sliding Rock Creek Trail entries. Daily lifestyle is supported by the Nicholtown Community Center on Rebecca Street, a community garden, and a neighborhood tool lending library.

The neighborhood's business ecosystem consists of local retail, services, and dining options, primarily situated along the Laurens Road corridor. Notable neighborhood establishments include Home Team BBQ, Indian Palace, Irie Caribbean Cuisine, Trek Bicycle Shop, Pharmacy Records, and Kimbell's Furniture. Remote-work space within the neighborhood is anchored by the Eleos CO-OP, a cooperative workspace established in 2017 inside a restored warehouse. Commuters traveling to surrounding employment hubs utilize major regional roadways, including Interstate 385 and US Highway 276 (Laurens Road). Public transit connectivity is provided by Greenlink, the city’s bus system. Greenlink Route 501 (Pleasantburg) directly services the neighborhood with stops at the Nicholtown Community Center and Clark Street, linking residents to Greenville Technical College and the main Greenlink Transit Center downtown. Additionally, Greenlink Routes 510 and 601 run along Laurens Road, providing further transit options into downtown Greenville.
